1. Who is the developer?

3. Where are the nearest shops, hospitals and business nodes in the area?

The Sibaya Coastal Precinct will be establishing a variety of nearby amenities, which will become available soon. You will be close to Gateway Theatre of Shopping, Netcare Umhlanga Private Hospital, Netcare Umhlanga Medical Centre, Gateway Private Hospital.

4. What security measures are in place for the protection of residents?

The estate will be secured with perimeter fencing, solid boundary or screen walls. All residents will also have access to an app that will operate on and off the estate, where they can call for assistance (medical or security) 24/7. All residents will enter and exit the estate via a secure biometric access system. All guests will need to sign in and out of the estate. There will be 24/7 guards within the estate, stationed at the gatehouse as well as within the control room observing the camera activity.

5. How is Shoreline Sibaya property ownership managed?

This will be facilitated by a Body Corporate managing entity, which is still to be established.

6. Who is the care provider?

The Care Centre Provider (Pty) Ltd will be providing the care services within Shoreline Sibaya.

7. What documents that govern living at Shoreline Sibaya have been approved?

These documents will only be compiled once the Body Corporate has been established.

8. When will construction start and end?

The proposed start date for phase 1 is the fourth quarter of 2017 with an anticipated completion date of March 2019.

9. When will I be able to move into my home after completion of construction?

Occupational rent will be payable until transfer is effected. Owners will be allowed to move into their purchased units when the beneficial occupation has been approved by local authorities.

10. How much is the levy and when is the first payment due?

The levy charges will be finalised 6 months prior to occupation.

11. Who is responsible for electricity, water and property rate payments?

The owner has independent contracts with each of the service providers and will be responsible for each directly.

12. Will there be any storage facilities?

Yes, storage units will be provided to all residents, included in the purchase price.

13. Will there be any onsite management services?

This will be decided by the Body Corporate once it is established.

14. Will I be allowed to rent out my property?

Yes, long term rentals with a minimum lease of 6 months will be permitted provided tenants are over 55 years old. This is subject to Body Corporate authorisation.

15. Will I be able to use any real estate brokerage company for sale or rental of my property?

There will be a pre-approved list of agencies. To ensure security is maintained there will be, in all likelihood, an accreditation process that real estate companies must adhere to.

16. Are pets allowed?

Yes, smaller dogs of under 15kgs will be allowed on the estate. Each unit is limited to a maximum of two dogs.

17. Will grandchildren and family be able to stay with me for a holiday or extended visit?

Yes, grandchildren and family are more than welcome to visit and stay over for a limited period.

18. Will there be living facilities for staff?

No, domestic workers may not reside on the estate (subject to Body Corporate rules and regulations). Residents will have access to cleaning services through the Care Centre, who will be stationed at the Care Centre onsite.

19. Can I use my own architect for amendments to my apartment?

Once transfer has gone through, owners are welcome to make amendments using their preferred architect however, any and all alterations will be subject to both Body Corporate rules and also Tongaat Hulett Development approval processes.

20. As an owner, will I have access to all the facilities at the Sibaya Coastal Precinct?

Only if you reside on the estate, otherwise you will have visitor privileges only.

21. Will the option of home automation be available?

After transfer, you can install a system of your choice.

22. Will there be air conditioning in the units, or will I be able to install my own?

Air conditioning will be installed in the living area and main bedroom in all units.

23. Where can my guests park?

There will be allocated guest parking bays in each block.

24. How many parking bays do I get, and can I buy additional parking bays?

One bedroom apartments will get one parking bay.
Two bedroom apartments will get one parking bay with an option to buy one additional bay @ R270 000.
Three bedroom apartments will get two parking pays.

25. How do I get internet connection, telephone connection and satellite?

Each unit will be wired for DSTV, Telkom and wireless internet, however residents will have to purchase the services from an approved service provider at their own cost.

26. Who takes care of the maintenance of the building?

This will be the responsibility of the elected Body Corporate.

27. Where can I hang my washing?

Each block on the estate will have a laundry facility that is furnished with a pre-paid washer and tumble drier. Laundry services will also be available to residents on the estate through the Care Centre.

28. Will there be a generator?

Yes, for emergency services only.

29. Will the building have a NHBRC Certificate?


30. What is the building warranty?

The building warranty is based on the JBCC standard, which is 3 years.

31. What fire protection systems are in place?

All SANS fire requirements are in place, including hose reels, hydrant points, ventilation and fire doors. The building is fully compliant with the local fire safety requirements.

32. How many elevators are in the building?

Each block will have a minimum of two elevators.
